Avoca Beach Townhouse

Alterations and Additions starting mid 2025

Known as ‘the penthouse,’ this project is named for its main objective - to place the living spaces on the top level, to take advantage of views north to the corner of Avoca Beach, west over the valley, and east to the Pacific Ocean. The design also rationalises and improves the layout within the existing footprint.

Within the constraints of strata, bushfire zone, and budget, the renovation is nearly entirely internal, apart from selective glazed openings, solar shading, and minor remediations. Open plan living spaces occupy the top level, oriented to views, while joinery is used throughout to allow versatile usage.

• Moving the living spaces to the top level

• Working with client-selected finishes and fixtures, and recycling selected building elements

• Reorganising rooms to make better use of limited space

• Working within bushfire and strata constraints
